Renting out a property in Croatia? Something you need to do by the new year to avoid big fines.
Starting from next year, owners of rentals will not be allowed to rent out their apartments and flats without an energy certificate, which they will have to make available to tenants and guests, regardless of whether the property is being rented for a day or for years, reports HRT.
“A guest who comes for a day or two does not participate directly in the cost of utilities and other costs, so the certificate does not have any meaning for them. The situation is different for people who rent out flats for a longer period”, said Antonia Dobrota, head of the Renters’ Union.
The owners of apartments are opposed to new fees, but for those who rent their properties for a longer period it will not be such a bad deal because, according to real estate professionals, the certificate will show how much resources their property consumes and how much the tenant will have to pay for utilities.
The law will come into effect on 1 January 2016, so the certificates should be prepared before that deadline. The price of certificate is between 900 to 2,500 kuna, according to HRT. The penalties for not possessing the certificate will be from 5,000 to 30,000 kuna.
