June the 17th, 2024 – The Kupari Dubrovnik resort has been left abandoned and has fallen into a state of disrepair following the war. The formerly glamorous complex seemed to be tainted, with numerous attempts at a revival having been made and having subsequently failed. It seems that saga is finally over.
As Poslovni Dnevnik writes, after the Municipal Council accepted the decision on Amendments to the “Kupari I” Urban Development Plan last month, the way was opened for the next phase of the implementation of the Kupari Dubrovnik Resort project – the obtaining of a location permit. The architectural studio 3LHD has presented the appearance of the future Kupari Dubrovnik Resort on its website, as reported by Župski portal.
3LHD presented the appearance of the future Kupari Dubrovnik tourist resort on the site of the currently toally ruined complex of the former Kupari Military Institution. They noted that the investor in the project is HPL from Singapore. “The future Kupari tourist complex is located six kilometres from Dubrovnik’s Old Town. The project plans the reconstruction of five historic hotels into a unique tourist complex with approximately 400 beds”, 3LHD states.

The reconstruction project will make maximum use of the location of the existing buildings in order to ensure a view of the beach and the sea and the stunning background of the Croatian coast. Due to its location in a natural valley surrounded by dramatic slopes, which will remain untouched, the future resort will provide guests with privacy and a feeling of protection. The existing hotel structures at the foot of the slope on either side of the plot will be renovated to a very high standard, with a five-star hotel on one side and 32 apartments and four villas on the other.
Green roofs and large glass panels on the facades will allow the accommodation units to blend in completely with the natural environment. The centrally located Hotel Grand will be renovated as the central part of the future Kupari Dubrovnik resort complex with spa facilities, a special restaurant and even a banquet hall. Service areas and back-of-house facilities will be located in the existing buildings on the back side of the plot in order to remain separated from the heart of the complex.
All guests will have access to Kupari beach, as well as a series of pools with sun loungers, poolside cabanas, water sports areas and food and beverage pavilions. The renovated sailing club/restaurant will be the focal point of the new marina defined by a new wharf structure, built to protect and accommodate boats large and small. A boardwalk along the coast above beach level will provide guests with easy access to the facilities of the complex. An abundance of mature greenery will provide a sense of permanence and connection with nature. The plans envisage the preservation of existing trees and the creation of diverse gardens within the resort.
