Zagreb’s Slavonska Avenija to Get Business Towers Worth 300 Million Kuna

The complex should be completed in one year, and its construction suggests the recovery of the investment market in regard to business premises.

As Poslovni Dnevnik/Darko Bicak writes on the 25th of April, 2018, following a multi-year slowdown caused by the economic crisis, the construction of large business buildings has begun again in Zagreb. Yesterday, the start of the investment in the Matrix Office Park was presented, a project which should see its eventual completion next year.

Two business buildings on Zagreb’s busy Slavonska Avenija are in question, each of which will boast 20,000 square metres of rental space, and the value of the investment is a massive 300 million kuna, while in its later stages, the investment should exceed the one billion kuna mark. The investor of this project, within the business zone of ​​Radnička, close to BMW Tomić, is GTC Croatia, which has already invested heavily in the Avenue Mall Centre.

As explained by Arn Willems, the CEO of GTC Croatia, in the first phase, the construction of two facilities is planned.

“We’re now starting with the first, and depending on the market demands, we’ll soon realise the other, but this is just the beginning because we’re planning to build a real business centre on this plot, in the full sense of the word,” Willems said.

He added that there are currently about 1.5 million square metres of office space in Zagreb, and only about 25 percent of this space can be characterised as a modern business space adapted to the needs of a new generation of companies and employees. The buildings are designed in accordance with the “green” Leed Cold standard, and its energy efficiency is rated as A+ class.

Each building will have 272 parking spaces, as well as parking spaces for bicycles, etc, it will boast two underground and seven overhead floors. Offices ranging from 150 to 1600 square metres will be up for rent. Construction works will be carried out by Kamgrad, the director of which, Dragutin Kamenski, believes the new business centre will contribute to the economic development of the city.

“Green construction is more expensive, but it’s justified because it’s a lot more workable and the CO2 emissions are reduced. We’ve had experience with such construction, and this investment will pay off very quickly,” Kamenski stated.

The stimulation of productivity

Arn Willems concluded that Matrix Office Park is being developed according to the various needs and requirements of future tenants, and as such, it will provide added value to all who will spend time in it. The investments will pay off, many times, because this kind of construction will also boost the productivity and positivity of people, as it is estimated that around 1,400 people will be employed in these buildings.

The large project was also welcomed by Sanja Jerković, the head of the City Office for Strategic Planning and Development of the city, who gladly emphasised the importance of this project, which is located at the crossroads of Slavonska Avenija and Radnička cesta.
