March the 28th, 2025 – If you thought that all Croatian football legend Luka Modrić was good for was kicking a ball around, you’d be wrong. From expanding his enviable property portfolio to investing in the beer business, this sporting legend has his fingers in many pies.

As Poslovni Dnevnik writes, Luka Modrić is by far one of the greatest Croatian footballers of all time. Scoring business goals is as much of an interest to him as scoring them out on the pitch. The Zadar area native is currently building a serious real estate and investment portfolio in addition to his impressive sporting career. His investments range from luxury villas in Madrid and here in Croatia, to business projects in various sectors, including the craft beer industry.

Luxury properties in Spain: a Villa in La Moraleja

Croatian football legend Luka Modrić and his family live in the exclusive La Moraleja neighbourhood in the Spanish capital of Madrid. He purchased a stunning luxury villa worth around 12 million euros there back in 2019. The villa spans 10,000 square metres, while the house itself spans 2,700 square metres. It contains nine bedrooms, a private cinema, a wine cellar, a gym, a massage room, a children’s playroom, an outdoor pool and a garage fit for ten cars.

Three apartments near Valdebebas

In addition to the villa, Modrić bought three apartments near the Real Madrid camp – Valdebebas in May 2024 through his company “Modric Family SL”. This investment is worth six million euros.

Land in the elite El Viso district

He also invested over ten million euros through the same company in the purchase of 941 square metres of land in the elite El Viso district. This land previously housed a hotel with a garden.

Luxury real estate in Croatia: a Penthouse on Tkalčićeva

Here in Zagreb, he owns a 220 square metre penthouse on the popular old Tkalčićeva, situated on top of a modern building resistant to both earthquakes and fires. This apartment reflects his preference for quality and long-term investments.

a Villa in Pantovčak

Back in 2017, Croatian football legend Luka Modrić purchased a luxury villa in Pantovčak, once owned by Zvonimir Boban. He then transferred it to the ownership of his wife Vanja Modrić. The 286 square metre villa is located in one of the most prestigious locations in all of Zagreb.

a Villa in Kožino

The footballer hails from the wider area of Zadar, and in the town of Kožino, he owns yet another luxurious villa right by the sea. This villa provides him with privacy and comfort during family stays in Croatia.

Investments outside of football and property

Modrić hasn’t stopped at property investments, however, as his growing portfolio now includes the beverage industry. Croatian football legend Luka Modrić allegedly also recently invested in a Bjelovar craft brewery.

He has been running the family company Modrić Family alongside his wife Vanja in Madrid for five years. It currently has a share capital of 38.6 million euros, and he has since expanded his investments to include the Croatian craft brewery Zeppelin Craft Brewery.

Bjelovar Mayor Dario Hrebak confirmed Luka Modrić’s entry into a partnership with the brewery’s owners, Ivan and Daniel Babić and Zoran Dujmić. Local sources also claim that Modrić will become a 50 percent owner.

The brewery was founded in 2017 and currently employs 16 people. According to data for 2023, it has generated revenue in excess of 600,000 euros with continued growth. That investment is expected to contribute to the further development of the brewery and possible expansion in the Veliko Korenovo business zone.

The Croatian craft beer scene is booming. It is currently experiencing strong growth, and demand for craft beer is growing. This is especially the case during major sporting events, in which Modrić plays a significant role for obvious reasons.

Similar investments outside of sports have already been made by other Croatian footballers – Domagoj Vida invested in breeding black pigs, brothers Josip and Dario Šimić and national team coach Zlatko Dalić have entered the hospitality industry, and Milan Badelj owns shares of the Zagreb brewery The Garden Brewery.

According to publicly available data, Luka Modrić’s net worth is estimated to stand at around 69.75 million euros. His annual salary is approximately 10.42 million euros, which is around 200,000 euros per week. These figures include his salary income at Real Madrid and sponsorship deals with brands like Nike.
