April the 9th, 2025 – A brand new Croatian hotel, the Pula Heritage&Resort Hotel Monumenti, worth a massive 85 million euros is set to open its doors soon. The complex is being hailed as the most anticipated hotel opening in the country.

As Poslovni Dnevnik writes, the much anticipated Pula Heritage&Resort Hotel Monumenti will open its doors during the first half of next month. This Croatian hotel is, as stated, one of the most anticipated Croatian five-star hotels with a total value of 85 million euros. Its very first guests can expect a real treat.

The company Kermas Istra d.o.o. is the big name behind this enormous investment. Just several years ago, that same company obtained a 50-year concession for the construction of a marina with 450 berths and a hotel on the islet of Sveta Katarina close to the popular city of Pula.

Pula Heritage&Resort Hotel Monumenti: transforming austro-hungarian class

The newly built Pula Heritage&Resort Hotel Monumenti is located on the site of former Austro-Hungarian barracks and protected cultural monuments that have been renovated in accordance with the guidelines of conservators.

The special feature of this new Istrian hotel and the accompanying resorts lies in the fact that all rooms have a sea view. On one side, the view opens to the very heart of the City of Pula and the nearby beach, and on the other, to the beautiful Brijuni National Park. The facility also consists of two renovated buildings that will bear the name “heritage” and a completely new “deluxe” building.

Pula Heritage&Resort Hotel Monumenti itself evokes the cultural heritage and military and aviation history of Pula through its interior design. One example of that lies in the fact that the former Austro-Hungarian officers’ garden has been transformed into a green oasis teeming with flowers, gazebos and fountains as a future venue for cocktail parties or business events.

In one part of the renovated barracks there are 58 rooms measuring 33 square metres. In another renovated building there will be a conference hall with its own bar and meeting rooms, which can accommodate up to 400 guests.

There’s also a newly constructed part of the building that will boast 40 rooms measuring 40 square metres, and eight more apartments measuring from 70 to 120 square metres. The hallways and each of the rooms will be decorated in a discreet, pastel and calming manner, transmitting the vibrancy of times gone by through photographs, antiques and other symbolism.

The hotel also has a separate wing on two floors with an indoor heated pool, a spa centre, wellness facilities, saunas, a jacuzzi and a fitness centre. The central restaurant will boast one of the most modernly equipped kitchens, the offer of which will be in accordance with the tradition and ingredients of Istria’s local gastronomy. It’s also worth adding that the complex includes a beach with high quality amenities and a sunbathing area spanning ​​approximately 1,500 square metres.

The initiator of the project, Danko Končar, is more than satisfied with the fact that the team of about seventy employees is almost complete. The vast majority of Pula Heritage&Resort Hotel Monumenti’s staff are local people from Istria.

“We’re delighted that we have managed to attract local workers in times of shortage of quality labour in tourism. This was one of our main missions. Our general plan is to have the hotel open within a month so that we can enter the season ready.

Polishing everything off is now underway at the hotel and the interior is being completed, which will soon be at its full potential. Our comparative advantage is that we offer guests a unified user experience. Everything is in one place. So, we aren’t just a hotel. We’re also a nautical port, a gastronomic centre and a congress centre, as well as a luxury destination located right by the sea that currently offers the most per capita space per tourist in all of Croatia.

It’s precisely in this level of comfort and the amount of premium content on offer that I see what domestic tourism has been sorely lacking, and that’s investment in high-quality tourism and attracting guests with higher purchasing power,” Končar emphasised.

The hotel’s general manager, Tomislav Korošec, revealed that work in the cold store has already started, as have many booking inquiries.

“We’re ready in all aspects, we want to start working as soon as possible. We’ve participated in a number of international tourism fairs and have received the best possible reviews from agencies and tourism professionals. Bookings will be open to be made soon, but since it’s already April, it is worth emphasising that we will put additional focus on the post-season in our promotion as an important aspect of Istrian and Croatian tourism,” revealed Korošec, concluding that the source markets for Pula Heritage&Resort Hotel Monumenti are currently Austria, Germany, Slovenia, Italy, France and even the USA.
