Old Pula Quarry to be Transformed into Hotel

August the 15th, 2025 – The inside of a former Pula quarry is set to be transformed into a brand new hotel boasting 180 rooms.

As Poslovni Dnevnik writes, the Hotel Valkane d.o.o. company has received a final building permit for the construction of a hotel in Valkane, officially moving the project from the administrative to the implementation phase.

“This is an important moment and the last key prerequisite before the start of concrete implementation. In the coming months, we’re planning to complete the development of projects we’re implementing, followed by a tender for the contractor. Construction itself is planned to begin in 2026, and the inside of an old Pula quarry will be transformed into a hotel which is currently expected to open within two years of the start of work,” said Zoran Kostić, the company’s technical director.

From the very beginning, the Hotel Valkane project has been developed within the framework of applicable laws, applicable plans and regulations of the City of Pula, with special attention paid to to preserving public space. The promenade and beaches have remained fully open and accessible to all of the area’s residents and visitors, as they are outside the scope of the project. In addition, the existing green areas will not only be preserved but will also be further developed and expanded, including the creation of a new public park-forest in the immediate vicinity of the future hotel.

A large part of the land that is currently privately owned by investors will be developed as an open, accessible space for recreation, available to all. The project is therefore thankfully not set to encroach on a single metre of public space in its vicinity.

The process of selecting a future hotel operator who will manage this interesting new Istrian facility is currently underway, while all of the technical and infrastructural aspects are being prepared in parallel for the start of construction.

The Valkane Hotel is otherwise positioned as one of the most important projects to bring with it brand new quality accommodation, significant economic effects, new jobs and added value to the entire destination.

As reported by the company at the beginning of the year, the former Pula quarry which will be transformed into a hotel, will have 180 rooms and 183 underground parking spaces. In addition to all of that, it is expected that around 250 employees should find year-round work here, with the estimated value of the project at the time standing at a whopping 100 million euros excluding VAT.
