Continuing our look at the luxury real estate opportunities in Croatia through the portfolio of Croatia Sothebys International Realty, there is nothing like the romantic combination of Dalmatian stone and being first row to the sea.

Back in the day when I ran my own real estate business during the Croatian property boom of 2004, I noticed a hitherto undiscovered disease in British buyers of real estate in Dalmatia, which I called stonitis. So many buyers were obsessed with the desire to buy stone ruins and renovate them, it was fascinating. One guy had the disease so bad that we actually nicknamed him Stonitis, his name for the duration of his time on the island.

It is not difficulr to understand the obsession. Dalmatian stone houses ARE gorgeous, and if you can get them in the right location, you have your own slice of paradise. Especially if they are ‘first row to the sea’, the magic words of selling property in Croatia.

The Croatian real estate market (and my bank balance) has changed considerably from those heady days of 2004, and there are different opportunities these days. One quiet and underreported development in Croatian tourism in the last few years has been in the increase in quality boutique hotels, which have been filling a niche of upmarket luxury in authentic traditional buildings. It was something I was thinking about as soon as I saw this property on Peljesac, the lastest from the wonderful portfolio of Croatia Sotheby’s International Realty. A prime location and a building plot behind it included in the price – any boutique hotel dreamers tempted by this one? The official description below.

A VILLA WITH BUILDING PLOT ON PELJEŠAC PENINSULA

The villa and land are located deep in the bay under a hill on the south side of Pelješac, overlooking the National park Mljet 90 kilometers from Dubrovnik.

The 680 square meters villa spans across four floors. It is located right by the sea and it has direct access to an upgradeable mooring dock. There is a 960 square meters building land plot behind the villa, surrounded by Mediterranean foliage. Villa Ora is need of renovation and there is a possibility of constructing anew house on the plot. The whole property can be turned into a hotel with a luxury villa. There is also a possibility of constructing a marina in front of the villa.

The villa’s exclusive location ensures peace, privacy, tranquility, and relaxation. It is renowned for its clear sea and numerous hidden beaches that can only be accessed by sea and it is a great investment opportunity with extraordinary possibilities.
