Of all the jobs I have done in my life, by far the most stressful was having my own real estate business in Croatia. I soon learned that things worked rather differently than back home, and that if you didn’t have the right local partner and lawyer, things could go wrong very quickly. Sadly, too many foreign buyers during the Croatian property boom of 2004 found the wrong agents and lawyers, with some well-documented problems as a result.  

That was then. Some 13 years later, Croatia is now in the EU, and its property market is much more regulated and transparent. While all this is positive, the key is still to have the right local partner to ensure successful purchases, especially with investments, as Croatian laws can be quite complicated to the outsider.

And they don’t come much more reliable in the global scheme of things than Sothebys. As we previously reported, the luxury international realtor opened its first office in Split, Croatia Sotheby’s International Realty, earlier this year, a sign that the interest in luxury Croatian property is there.

I had a very interesting meeting with the Sothebys team overlooking Bacvice beach in Split the other morning, and I was keen to learn more about their market, as well as their standards and criteria for listing properties, and having tested them with their approach to a couple of well-known projects and developments which are still awaiting final documentation, I was heartened to hear that none of them are currently on the Sothebys books, as they are interested in offering their clients certainty and problem-free purchasing. How times have changed!

Having spent a bit more time looking through their very impressive portfolio, it struck me that there is actually very little focus on Croatia as a top luxury real estate destination, and so I am delighted that TCN and Sothebys Croatia will be teaming up to bring you some of the very best Croatian real estate and investment projects over the coming months, a chance for those without those millions (yet) to dream, and an opportunity for those looking to invest to meet a serious local partner and impressive portfolio to allow them to proceed with confidence.

I personally found browsing their offer fascinating (and many exclusive properties are not on the web, due to client discretion). It felt almost as an introduction to a Croatia I did not know existed. Sothebys’ property portfolio starts with luxury apartments from 265,000 euro, going up to projects 100 times more expensive, a wide and delightful selection, which we will be bringing to you in the coming weeks. We start with one that caught my eye immediately. Who is looking for a private pad in 220,000m2, with its own helipad, smart golf, conference facilities, a mere 57 bathrooms, five swimming pools and its own marina. And more! The beautiful Croatian coast hides a world-class rarity, a unique property at 220,000 square meters located in the Nature Park. Five buildings with sea water swimming pools, a heliport, a private beach and marina, bowling, tennis and basketball courts, a paintball field, a four-kilometer promenade, an orchard and olive groves, a Smart golf course are only some of the features of the property. It is located on a peninsula, which makes it easily accessible while providing the complete isolation of a private island. The Veladrion property is currently designed for business purposes. It operates as a hotel with a possibility of an exclusive lease, but can easily be adapted to the needs of a family.

Another elegant section of the Adria property is located along the coast. It has a total area of 2,800 m2 on four floors. In the 650 m2 basement is a tavern with a wine cellar and spa that has a massage area, a solarium, a gym with access to a meadow, Finnish and Turkish saunas, a swimming pool with a massage area, a hair salon and a bar. The 980 m2 ground floor has two offices in addition to a kitchen, a restaurant with a terrace, and a semi-open swimming pool. Ten deluxe rooms of between 10 and 30 m2 are located on the first floor. The last floor has a 30m2 presidential suite with a sophisticated interior.

Along the coast lies the 450m2 Villa Flores, made up of a ground floor, a first floor and an attic. The ground floor includes the living and dining areas, which together with the kitchen, form a single unit. The 57 m2 first floor has an apartment with a terrace and two bedrooms with a bathroom. The same number of rooms are situated on the top floor of the villa.

The tavern, decorated in traditional Dalmatian style, has a children’s playroom and a spacious terrace. The Adria estate also includes a wooden house with five beds and a common area. Another villa, the 400 m2 Villa Rivera offers three spacious apartments with a kitchen on the first floor and a multi-purpose, 164-square meter conference room with seating capacity for 80 people.
