10 Major Tourism Investment Projects in Croatia Worth 2 Billion Euro

Croatia may not be the easiest place for foreign investors, but as Jutarnji List reports on March 5, 2017, there is plenty of money being invested – almost two billion euro for just these ten projects. 

1. Hotel and tourist resort in the Livka bay, Split
Worth: 120 million EUR
Investor: Company Azurna Uvala, representing Dolphin Capital Investors Limited which has a number of attractive tourist resorts in various parts of the world

Tourist resort Livka will extend over 38 hectares. A five-star hotel with 120 rooms and commercial facilities, spa, beach, two beach facilities, 30 villas and 30 bungalows with catering facilities will be built in the first phase worth 75 million EUR. A marina with 120 berths and a tourist resort is planned to be built in the second phase worth 45 million EUR.

2. Four Seasons in Brizenica bay, Hvar
Worth: more than 100 million EUR
Investor: Arqaam Capital

The first tourist resort of brand Four Seasons in Europe with a five-star hotel and 60 luxury villas, should be opened in 2019 in Brizenica bay near Stari Grad on Hvar. The project also includes additional features for luxury holidays, and some of them are designed as villas with three or five bedrooms. Within the area of the resort numerous indoor and outdoor, as well as private pools, restaurants, bars, shops, entertainment and beautification facilities, conference halls and meeting rooms are planned.

3. Hotel complex Aquarelaxio, Murter
Worth: 100 million EUR
Investor: Company Aqua Relaxia owned by Russian investor Alexei Frolov

Alexei Frolov bought 64,000 square meters of land in the tourist zone Prisliga – Jazina worth 30 million HRK in December 2014 from the Municipality of Tisno. According to the original plan, the complex should include a detoxifying hotel complex of the highest category with more than 600 beds and additionally 25 villas with 150 beds.

4. Hotel Park – Maistra, Rovinj
Worth: 80 million EUR

Hotel Park, owned by Maistra will get a new look soon. An old hotel building will be completely demolished. The new facility will have 209 rooms, six restaurants, bars and pool bars with an open kitchen. In addition, it will also include a shopping promenade with 13 shops, a garage with 168 parking spaces for guests and 178 public parking spaces, four charging stations for electric cars and a station for the limousines.

5. Valamar Resort, Rabac
Worth: 67 million EUR

Valamar Riviera started the construction of two luxury resorts in Rabac, Family Life Resort Bellevue and Valamar Girandella Resort, which plans to open at the beginning of the season. The resort will have four stars.
In the Valamar Girandella Resort one pavilion will be renovated into accommodation for the concept of “adults only”, the other pavilion will have a “family concept” and the third pavilion as a hotel with pools for the family vacation will be renewed in 2018.

6. Golf project on Srđ, Dubrovnik
Worth: 1 billion EUR

A recreational park on an area of 60 hectares, smaller sports hall and other sports facilities, a golf course with nine holes, a golf academy, equestrian center, 39 villas, a small hotel with 90 rooms and renovation of the fortress Imperial is planned in the first phase. Realization of the first phase is worth 170 million EUR and will last for about three years.

Each villa would have between 700 and 1500 square meters including a wine cellar, indoor and outdoor pool, fitness room and smarthouse technology.

7. Hotel Belvedere, Dubrovnik
Worth: 150 million EUR

The new hotel will consist of suites, residences, villas, restaurants, spa and 360° restaurant within the Dubrovnik’s Old Town walls. The plan is to renew an old hotel to a six-star luxury hotel.

Croatian studio 3LHD won at the tender for the conceptual design, whose solution evokes the atmosphere of old Dubrovnik’s residence combined with the latest technology and architecture that will blend into the nature of the location.

8. Hotels Plat, Župa Dubrovačka
Worth: 57 million EUR

The project provides complete renovation of existing accommodation and reconstruction of the hotel complex into the four and five-star resort hotel, with a capacity of 550 accommodation units. Project completion is scheduled for the tourist season in 2019 and it is funded by private capital.

9. Hotel Hyatt Maraska, Zadar
Worth: 100 million EUR

Hotel Hyatt Regency Zadar Maraska will open in spring 2019 and will be the first Hyatt hotel in Croatia. The hotel will have 130 rooms and suites, a spa and wellness center, a conference room, restaurants and bars. Next to the hotel will be a residential area with 115 apartments for sale and the commercial part which will include restaurants, bars, shops, children’s club and a yacht club that will be open to citizens.

10. Westgate Hotel Marriott, Split
Worth: 67 million EUR

The first Marriott hotel in Croatia will open in Split, in the tower B of Westgate Tower.

Details are not known yet, but it will be a standard hotel of the Marriott group. Marriott group has become the largest hotel chain in the world that offers luxurious suites, including several presidential suites, several restaurants, conference rooms, concert halls, swimming pools.
