Supernova Office Towers: Investment in Greenfield Project

October the 19th, 2023 – The City Island Zagreb project represents huge sums of cash, and now Supernova is set to erect the new Supernova Office Towers and expand their retail centre.

As Poslovni Dnevnik/Marija Crnjak writes, the Austrian company Supernova has decided to launch a new business concept here in the Republic of Croatia, and is entering its first greenfield project of building office buildings in Zagreb. As part of the Supernova commercial and business zone in Buzin, the construction of the Supernova Office Towers project is planned to begin in the spring of 2024. The project involves the construction of two new business towers with modern office spaces, boasting 125 outdoor parking spaces and an underground garage with an additional 220 parking spaces. The plan is also to expand the shopping centre and renovate it even further.

An enrichment for Zagreb’s A-class office space market

The Supernova Office Towers project will significantly enrich Zagreb’s A-class office space market with an area spanning more than 15,000 square metres, since the existing offer of A-class office spaces is currently failing to meet the growing demand. According to Colliers, which announced this new offer in Zagreb last week to attract potential users, there are currently 1,550,000 square metres of existing office space in Zagreb, with an average monthly rent of 13 euros per square metre for Class A offices. This market has been stagnant for a long time despite the very high demand, mostly due to the lack of good land for construction. Over the last year however, new projects have been launched that will at least partially meet this demand, say Colliers.

As is now known, the new Supernova Office Towers project is being constructed in the immediate vicinity of the Zagreb City Island business zone, where the first Pullman hotel, Accor’s premium brand, will soon open its doors. Just across the road, the new Special Hospital for Orthopedics (Akromion) was also recently opened. Supernova says they already have significant interest.

It all began with a public campaign

“With modern and unique architecture, surrounded by greenery, the two office buildings even in this initial phase are attracting buyers who continue to show great interest in the Supernova Office Towers”, claim the investors.

They pointed out that they have only just started with the public campaign, but that they’re already in the process of negotiations with several potential buyers. “The construction of the two towers is planned, the first with seven floors and a ground floor spanning a total area of 9,696 square meters, and the second with six floors and a ground floor, spanning a total area of 5,656 m². Considering the extremely high demand for modern A-class offices in Zagreb, which are built according to the latest technological guidelines, we decided to build office spaces that can meet the highest standards of both construction and design. The working and office spaces will be designed in a smart way, providing diverse opportunities for creating an optimal working environment. They’ll also be abundant with natural light,” stated the investors.

Location, location, location

The new premises will be built in accordance with their long-term sustainability strategy and efficiency programme – Supernova Green Energy – all while respecting environmentally sustainable components according to ESG standards. For the design and construction phase, they decided to use the guidelines of the American green building certificate – LEED (Leadership in Energy and Environmental Design) for sustainable construction, to ensure that the Supernova Office Towers are ecologically, socially and economically sustainable. “This renowned green building certification system promises sustainability through adherence to high standards in the design, construction, use and maintenance of buildings, resulting in greater value, lower operational and sustainable costs, and a positive impact on the environment and on human health. In this way, we’re going to provide our users with a certified facility that guarantees a healthy working environment in a building that will be energy efficient,” the company revealed.

They added that the location plays a key role in contributing to the value of the project. The Supernova Office Towers, a future business centre, located in the immediate vicinity of the Supernova Buzin shopping centre, has a strategic location on Večeslav Holjevac Avenue, one of the main thoroughfares in the City of Zagreb.

Additional facilities on offer with the Supernova Office Towers project

This position provides excellent connections to all parts of the capital via both public transport and an efficient network of expressways. In the surroundings of the new business premises there are residential and commercial properties, cafes, restaurants and shops. This is especially the case inside Supernova Buzin. The construction of a fitness centre is also in the works, which additionally contributes to the overall attractiveness of the location for future office space users, providing them with additional facilities that are easily accessible. In addition to the construction of the business centre itself, the plan is to expand the existing shopping centre (Supernova Buzin) by an additional 5,656 square metres. This includes the construction of an extension of the retail park, storage spaces, and other spaces for various purposes. The project also includes the remodelling of part of the shopping centre i.e. its outdoor parking area and its conversion into a new, lush and green oasis. Special attention will also be paid to creative and modern horticultural landscaping, and a children’s park will also be constructed in due course.
