Continuing our tour of the luxury real estate options in Croatia through the portfolio of Croatia Sotheby’s International Realty, a wonderful opportunity for any serious winemaker wanting to join the fabulous Croatian wine story.
The Croatian wine story is more than 2,000 years old, but it is only in recent years that the international wine world is paying significant attention. In an age of global grape varieties – Merlot, Cabernet Sauvignon, Shiraz, Chardonnay and Sauvignon Blanc, here is a small country with an astonishing range of 130 indigenous grape varieties and a wide range of terroir and micro-climates. A new generation of winemakers is coming through, and Croatian wines are becoming increasingly significant in the international wine scene.
One of the star performers is the pride of Istria white wine, the indigenous Malvazija grape, which has been impressing both tourists locally and an increasing number of wine buffs further afield, as Istria’s wines find more export markets.
Add to that the booming tourism industry in Istria, with a heavy emphasis on agrotourism, and the possibilities that present themselves with a quality vineyard in the heart of Istria, with plans for a luxury villa, swimming pool and additional units, are mouthwatering indeed. Now that Croatia is in the EU, no more vineyards can be planted, and this rare opportunity is presented as follows by Croatia Sotheby’s International Realty:
A VINEYARD IN THE HEART OF ISTRIA
The Parenzana vineyard is located on a spacious plot in the heart of the Istrian peninsula. The entire plot covers an area of 13.8 hectares, 11.1 hectares of which make up the kind of lavish vineyard for which this region of Croatia has been known since ancient times.
Thanks to the fertile land, an ideal climate, and the hard work of its inhabitants, Istria has become a synonym for top quality wines, standing as an equal next to regions such as Provence or Tuscany.
The region surrounding the vineyard boasts a pleasant climate and an average annual temperature of 14 degrees Celsius, which rises to 23 degrees Celsius in the summer months with many sunny days.
The vineyard was planted in 2009 with 72,000 grape seedlings of traditional wine varieties, mostly Malvazija. It annually produces 70,000 liters of top quality wines, which are then marketed in 90,000 bottles under an exclusive brand.
Plans are now being developed to construct a luxury residential building on an attractive 1,160-square meter plot next to the Parenzana Vineyard that will have its own vineyard and wine cellars. A building permit for this site is now in the process of being issued and the construction of the residential building is not included in the price.
The main residence will be characterized by an authentic style of construction – a stone Istrian house – that will be adapted to contemporary demands and a luxurious lifestyle. In addition to the modern winery, a tasting room, a souvenir shop and a restaurant, three residential units with terraces and a common swimming pool will be built. There will also be a stone house next to the main residence with a living area of 100 square meters.
The entire property will be fenced and perfectly combine the characteristics of a luxurious residence incorporated into an idyllic setting of unspoiled vineyards where the best Istrian wine is produced.
