July the 29th, 2026 – Croatian footballing legend Luka Modrić has paid a visit to an unfinished villa construction site in Istria before heading off on a yacht. Could he be thinking of buying it?
As Poslovni reports, a jet black limousine with tinted rear windows stopped at a construction site in Istria a few days ago, shortly before midday. Luka Modrić, 40, captain of the Croatian national football team, got out at the parking area in front of an unfinished villa that still requires final stonework for a Mediterranean appearance.
He was accompanied by experts who went around the site with him explaining different things and pointing out important construction details. The group then entered the private property and remained inside for about half an hour. According to one of the site’s neighbours who contacted the media about the group, Luka Modrić appeared interested in the property as a possible investment, though that is not confirmed.
The same day he was later seen boarding a yacht that he rents each summer for roughly a week or ten days of family holiday along the Adriatic coastline. Media reports state that, after earlier investments in central Dalmatia and the far south of Croatia, members of the Modrić family have shown interest in property in Istria. Vanja Modrić is said to have expressed interest on several occasions in locations around Rovinj, but no purchases have so far been officially completed.

Over the course of his career Modrić has acquired several residential properties in Croatia and Spain.
In the elite Zadar suburb of Kožino, near where he grew up, the family owns a villa with an outdoor pool, children’s playground, garden, sea view, wine cellar, ten-car garage, gym, an eighteen-seat cinema, children’s playroom and massage room. It is used as a family base during the summer break in the football season. In October 2024 a storm damaged the access road; the damage was later repaired. The property had earlier attracted attention over reports of beach concreting in front of the estate; Modrić stated that the area in question is public land, not a private beach.
In Zagreb, the family owns a 286-square-metre villa on Pantovčak, purchased back in 2017 from former footballer Zvonimir Boban. Land-registry records show Modrić transferred ownership to his wife Vanja shortly afterwards. Before that purchase the family had lived in apartments in Ravnice and Babonićeva Street. Modrić also owns a 220-square-metre penthouse with a 29-square-metre loggia in a newly built building on Tkalčićeva Street in the city centre; media estimates placed its value at around 1.4 million euros.
Over in the Spanish capital of Madrid, where Luka Modrić spent many years playing for Real Madrid, the family owns a villa in the La Moraleja district, acquired in 2019 on a 10,000-square-metre plot. Spanish media describe it as having nine bedrooms and nine bathrooms, with the main living areas, kitchen and sitting room on the ground floor and guest rooms upstairs, plus an outdoor pool, garden and recreation space. According to media reports, part of the portfolio is formally registered in Vanja Modrić’s name.
