The state is looking for investors in a golf resort near Skradin.

After more than ten years of preparation, the Ministry of State Property has launched a search for investors for the construction of a golf course with a hotel, hospitality facilities and a water park at Prukljan near Skradin, reports Poslovni.hr on January 2, 2018.

Unbinding offers can be submitted by 1 March. Among options for the realisation of the project on 140 hectares of land along the Prukljan Lake are the right to construction, the concession for maritime domain, the contract for establishing the right of usage and leasing, and the outright sale of the land.

According to spatial plans of the Šibenik-Knin County and the Town of Skradin, the location which is currently owned by the state can accommodate a four or a five-star hotel with 1,500 beds, 200 berths, a water park, and a golf course with 18 plus nine holes. The site has many aspects which are considered advantageous for this form of tourist offer since it is located on a lake connected to the coast on one side and to the Krka National Park on the other.

The land was partially mined, but in the meantime, all explosive devices have been removed. Apart from one area that has been leased for vineyards, orchards and olive groves, this is mainly neglected land, located on the uninhabited area near the motorway.

The project of the Prukljan golf resort has been included in the catalogue of investment projects prepared by the Investment and Competitiveness Agency and the Ministry of Tourism, and foreign investors with experience in this branch of tourism have already demonstrated interest, including several European and US investors.

The value of the investment has been estimated at over one billion kunas. According to the tender, the investors themselves will be able to define the criteria on which further competition will take place through their non-binding bids.

The concept which has to be submitted to the Ministry of State Property should include drafts of the planned areas of golf courses and buildings for tourist accommodation outside the construction area, as well as the tourism content within the construction area, the basic parameters of facilities with amenities, the planned way of the commercial management of the project, the framework investment plan, the number and structure of employees, as well as the time frame for the project implementation.
