September the 18th, 2026 – A brand new passenger and hospitality complex is coming to Split Port, finally giving the entire area a much needed proverbial facelift.
What was once the Dalmacijavino winery, a work by architect Stanko Fabris and a gem of Croatian modern architecture, has over time become a dilapidated, abandoned building in what is definitely one of the most beautiful locations in the entire city. A place where Katalinića brig meets the port, the sea, and the rest of the world.
Morski reports that the Split Port Authority, the manager of that part of the port, has received a permit for the changes. After more than two years of waiting, the Split Port Authority has finally obtained a location permit – a permit for the changes according to which the building will be repurposed, under strict conservation guidelines. The building is under the protection of the Conservation Department of the Ministry of Culture.
After all the necessary studies (economic and legal) in cooperation with the constituents of the University of Split, and according to conservation guidelines, we conducted an international expression of interest from potential concessionaires and submitted all the necessary documentation to the City of Split, and we finally have it.
As part of the city’s project for the arrangement of Split’s Eastern Coast, according to the existing city Master Plan (GUP), two garages with 500 parking spaces can be built at that location, which would solve the problem of stationary traffic in the city port; passenger space can be expanded, accompanying hospitality facilities, and even a hotel with around a hundred rooms.
Now that the location permit has arrived, an international tender will be announced for the concession of the building and the space around it. The significance of this investment can best be shown through numbers, and that is the estimated value of the concession, which totals a massive 600,000,000 euros.
