Energy renewal lowers heating costs by up to 50 percent, while the value of properties in renewed buildings will rise by 10 to 15 percent, claims the Upravitelj leadership
Members of the Upravitelj Association have managed to withdraw 70 percent of the funds from the last tender for energy renewal of residential buildings. The total investment of the project run by the Ministry of Construction and Spatial Planning is over a billion kuna, with over 560 million kuna of it gained from non-refundable sources of the European Fund for Regional Development. Energy renewal will enable residents a cheaper and higher quality living, as the savings on heating and cooling will be 40 to 50 percent, while their property value will rise by 10 to 15 percent at the same time.
“Here in Labin we have renewed 32 buildings so far, with co-financing by the Environmental protection and Energy Efficiency Fund, valued at 21 million kuna. We are now working on the energy renewal of 32 properties which have qualified to be co-financed at the last tender, with estimated value of works at 19 million kuna. Positive feedback from renewed buildings, with energy savings over 50 percent, are quickly expanding into unrenovated buildings, which is why interest for renewal in Labin is still rising,” said Dolores Sorić, director of Labin Stan, one of the founders of Upravitelj.
She pointed that, besides exchanging experiences among the building managers, the Association developed excellent partnerships with numerous state institutions, associations, faculties, but also construction companies, material suppliers and insurance companies. Excellent cooperation enabled the exchange of knowledge and success in withdrawing EU funds.
“Specifically due to the Upravitelj Association, we gathered the best experts in Croatia, discussing with experienced justices on doubtful topics at tour counselling sessions, cooperating with esteems university professors, ministries… All resulting in such success in energy renewal and improving management of residential buildings. This is especially important as more than half of Croatian residents reside in so-called collective residencies with a building manager,” pointed out Brankica Dejanović, head of the Legal and HR Department with Inkasator in Karlovac. They have been dealing with residential building management for 50 years, currently managing 646 buildings, also one of the founders of Upravitelj.
Upravitelj considers energy renewal important, but not the only topic for the quality of co-habitation of our citizens in residential buildings. At the numerous seminars, counsellings and expert discussions organized for members they discuss current trends, exchange experiences and legal practices. There is a line of topics the Association also deals with, such as determining the level of reserve contributions, limits of accountability of co-owners, many of which will be discussed at their next large Real Estate Manager Convention in Zadar, from 18 to 21 April of 2018.
