Six Bids Received for Todorić’s Villa Castello

All six offers received have arrived from abroad.

After the expiration of the submission deadline for unbinding offers for the acquisition of Vila Castello, which is currently owned by Agrokor and its majority owner Ivica Todorić, six bids from potential buyers have been received, none of which came from Croatia, reports Večernji List on September 22, 2017.

The period for submission of binding offers has begun today, and each of them must be accompanied by a financial guarantee. “The bidding proposals can be submitted no later than 16 October, and they have to be sent to the agent for the sale of this property, which is Croatia Sotheby’s International Realty agency,” announced the company.

In mid-August, Agrokor’s extraordinary administration initiated the sale of Villa Castello in Medveja, in the municipality of Lovran, at a starting price of seven million euros plus VAT, after it determined that the property was not necessary for business operations of the company. The villa was mostly used for private purposes of the Todorić family.

Villa Castello is located near the beach in Medveja, with a total area of 10,062 square metres. The complex includes two residential buildings of 969 square metres, of which the main building covers 851 square metres. There is also an auxiliary facility for guests or staff, with two apartments and a shared living room.

The main building was built above the rocks along the seashore in 1916, in the architectural style of neoclassicism. It consists of a basement with service rooms, such as dryers and laundries, a ground floor with three reception rooms and a kitchen, the first floor with four bedrooms with ensuite bathrooms, and the second floor with an apartment with a bedroom, living room and bathroom. The tallest part of the building is a tower.

The building is surrounded by covered terraces, and at the foot of the building, there is a pier for boats with a concrete beach which can be reached via a staircase. The gardens are nicely decorated, with paved paths across the lawns and a paved walkway above the rocks on the shore. A meadow near the building also included a helicopter landing facility. Villa Castello is being sold as a whole, together with classical furniture and artwork.

The maritime domain next to Villa Castello was given as a concession to Agrokor for an annual amount of 560,000 kunas. The decision was made in 2008 by Primorje-Gorski Kotar County. The entrance to the domain was closed with walls and metal spikes.
