New facilities such as pool, restaurant, shops and park will be built within the existing concession area.
The Government has given the approval to extend the concession to Dogus Group and its company D-Marin for the marina Borik from 32 to 50 years ago, reports Poslovni.hr on August 24, 2017.
The decision was approved within the ‘package’ plan which includes reconstruction and upgrading of the quality of this smaller Zadar marina, for which this group undertakes to invest HRK 13.5 million. The Dogus company acquired the concession back in 1998, and with the new approval, it will last until 2048.
The construction work, however, must be completed within 36 months. The modifications within the maritime domain under concession, involve minor changes, as stated in the decision, which will also include the changes in the size of the area under concession, for which higher fee will be paid by the square metre. The fixed portion of the fee will increase from 0.7 to 10 kunas per square meter, while the variable part will be raised from 2 to 3 percent of the total revenue. The higher fees will be calculated after the expiration of the existing concession, i.e. in a new extended period of time between 2030 and 2048. As far as reconstruction is concerned, it has already been aligned with the local spatial plan and does not envisage expanding but improving quality and new content in the existing space.
The reconstruction plans include the construction of the central building for the needs of boaters and port authority, club room for boaters, nautical equipment shop, restaurant and cafe, launderette, boat maintenance shop, swimming pool, park and pedestrian bridge, open and covered parking area, and, if necessary, the reconstruction of pontoon piers and mooring spaces, as well as the renovation of breakwater and mooring areas for larger vessels.
“We are planning to start with the construction work in the fall, once we have all the necessary permits.Upon completion of the investment, the city of Zadar will get a high-quality, modern and attractive boutique marina that it deserves.With this project, the Dogus Group continues to invest in Croatian tourism by continually increasing the quality of services it offers in its marinas, “said Božidar Duka, regional director of D-Marin, adding that the marina currently employs 11 workers, and will employ more with the introduction of new services.
He notes that all the construction works will take place within the existing marina area, and that there will be no increase in concession area or the number of berths.The marina currently has 177 wet berths and 50 dry berths to accommodate yachts up to 30 meters in length and with 3.5 meters draft. Marina Borik was once a hotel marina, whose pontoons have been shelled in the Homeland War and renewed afterwards.Marina Borik was bought by Marina Dalmacija, which became a part of Dogus company D-Marin in 2012.
