October the 7th, 2024 – It likely won’t come as a surprise to some, but sky high Croatian property prices are rising more than anywhere else in Europe.
As Poslovni Dnevnik writes, looking at the situation at an annual level, the average prices of residential buildings were higher by 10%. Croatian property prices have been a very hot topic for around a year now, and it won’t shock most who have been following the saga that real estate prices in Croatia have risen above both the EU and Eurozone average.
Looking at countries within the Eurozone only, Croatia recorded the strongest annual growth rate in the period between April and June. The average price per square metre in a new apartment sold in the Republic of Croatia in the first half of 2024 stood at 2,377 euros.
At the same time, the average price of a square metre of a new apartment in the City of Zagreb was 2,830 euros, which is 7.9 percent more than the year before. In other settlements across the country, it was 2,059 euros or 7.5 percent more per square metre, according to the data of the State Bureau of Statistics (CBS/DZS).
Croatian property prices are forcing a situation that was already problematic to become even worse. Despite government help for younger families hoping to secure their first property and successfully get on the ladder, there are still endless issues which have also been compounded by seasonality and foreign buyers.
Back in June of this year, several experts referred to the real estate and current pricing situation as unrealistic. In spite of that, spiralling costs continue to cause extensive problems across the market.
